We know the laws and ordinances of each city. Coral Springs is the only city in South Florida that allows swimming pools without protective fences or screening. However, even though the city doesn’t require it, all of the insurance carriers do require protective fences or screening. Fences have to be a minimum height of 4 feet and be permanently installed. Without this protection the carriers would have to exclude liability coverage.

Most South Florida homes are constructed of concrete block with stucco although we do see wood frame homes as well. Wood frame homes cost more to insure then concrete block homes because of their inherent risk. IE: A fire would cause more damage to a wood frame home then it would to a concrete block home so where their is more risk being taken on by the carrier, a higher premium is charged. Some two-story homes have wood frame on the second story, which could also create a higher premium. A two-story home would retain its masonry rating if it were at least 66 1/3% concrete block. Anything less then 66 1/3% would be rated as wood frame. A Windstorm Mitigation Verification Affidavit Report (aka – a Windstorm Inspection) will provide information to the carrier that could reduce your cost for insurance based on the characteristics of your home. IE: hurricane straps, roof deck attachment, secondary water resistance, roof to wall attachment, hurricane shutters or impact windows and doors could all aid in the reduction of your premium. A good windstorm inspection company like Don Meyler Inspections is also important. These are experienced inspectors that will make sure you get the windstorm credits you deserve.
We perform an in depth replacement cost evaluation of your property by using the corresponding property appraisers website to obtain construction data such as date of construction, square footage, etc. A sketch with the layout of your home, proximity to the coast with aerial views of your home and roof are also helpfull. We use state of the art Replacement Cost Estimators to determine exactly what it would cost to re-build your home at today’s building cost in the event of a total loss. We have found that many people do not have adequate coverage and others have too much coverage. By utilizing this state of the art tool, it allows us to give our clients the exact amount of coverage they need to re-build their home. We use the national flood insurance program’s flood determination software to obtain flood data on your home. This determines if you’re in a special flood hazard area or a preferred risk flood zone. The rates are different for both areas. Whether you’re in a SFHA or a PR area, flood insurance is very important coverage in South Florida. It's flat down here so the water has a tendency to accumulate rapidly during heavy rains, tropical storms and hurricanes.
